how to sell your home privately Page 83

Start by pricing it properly with recent comparable sales and, if you’re not a clairvoyant, a professional valuation.

Prep the place: fix the niggles, declutter, and get photos that don’t look like they were taken on a potato.

Engage a solicitor or conveyancer to prepare the contract and required disclosures for your state, then advertise, put up a sign, and schedule viewings.

Screen buyers, get offers in writing, and negotiate the lot—price, deposit, conditions, and settlement date—like a polite shark in a suit.

Once accepted, issue contracts, manage building/pest and finance conditions, and let your conveyancer wrangle the paperwork to settlement.

Going private saves agent fees, but you’ll spend weekends marketing, fielding tire-kickers, and herding documents—bring patience and snacks.
