how to sell your house privately in qld Page 6

Give the place a spruce (repairs, declutter, decent photos), set a realistic price using recent Queensland comparables, and plan your marketing like you mean it. Engage a Queensland solicitor or conveyancer early to prepare a proper contract (REIQ templates are common) and handle trust money, searches, and settlement timelines. Field enquiries, run inspections, and negotiate in writing—then issue the contract, noting that QLD residential buyers usually have a 5 business day cooling-off (with a small termination fee).

Once signed, manage conditions (finance, building/pest), collect the deposit into a trust, and march toward settlement—typically 30–60 days. Make sure compliance boxes are ticked (smoke alarms, pool safety if applicable), organise keys/utilities, and let your lawyer handle Titles Queensland paperwork. It’s perfectly doable—just swap panic for process and you’ll be fine.
