selling home privately Page 70

Selling your home privately in Australia is doable, and no, you don’t need to auction your soul to an agent to pull it off.

Start by nailing the price with recent comparable sales, then invest in crisp photos, a floorplan, and a description that sounds human rather than real-estate robot. Advertise via private-sale platforms, social media, and a big friendly sign; screen enquiries, book inspections, and keep records like a hawk with spreadsheets. Engage a licensed conveyancer/solicitor early for the contract and state-specific vendor disclosure (title, rates, building compliance, easements—yes, the boring but vital bits). Negotiate firmly, take a holding deposit into a trust account run by your conveyancer/solicitor, and set clear conditions and timelines. Expect costs in the ballpark of a few hundred to a couple of thousand AUD for marketing, plus roughly $800–$2,500 for conveyancing. If this all sounds like herding cats, that’s because it is—but you keep the agent’s commission.
