selling your own home Page 77

Selling your own home sounds like a brilliant idea until you realise you're not just the owner but also the marketing guru, negotiator, and legal eagle. Without an agent, you save on commission fees, which can be a hefty 2-3% of the sale price, but you’ll need to master the art of pricing, staging, and legal paperwork. Expect to spend time on listing your property on sites like Tradingpost and CarShowroom (yes, they have property too!), arranging inspections, and handling contracts.

Pros: Save on fees, full control over the sale process.
Cons: Time-consuming, risk of undervaluing or legal missteps.
